About Bloomfield Township

Bloomfield Township is one of Oakland County's largest and most diverse communities — a broad swath of land surrounding the City of Bloomfield Hills, encompassing dozens of established subdivisions, private lakes, and pockets of newer construction. Unlike its city neighbor, the township has a much wider price range and housing variety, making it accessible to buyers at multiple price points.

The township has no commercial downtown of its own, but sits adjacent to Birmingham and Troy, giving residents convenient access to both. Bloomfield Hills School District serves much of the township, which remains one of the area's strongest draws.

Real Estate Overview

Bloomfield Township's housing stock spans colonials and ranches from the 1950s through the 1980s to large, newer custom homes in premier subdivisions. Many properties include significant lot sizes, and lake and pond frontage is available across multiple price tiers. The condominium market here is active, particularly in communities targeting empty nesters and downsizers.

Appraisal-supported pricing is critical here — the wide range of property types and conditions means comparables can vary significantly even within the same subdivision.

What Your Budget Buys in Bloomfield Township

Entry Tier

$450K–$650K gets you a solid colonial or ranch on a generous lot — likely in an established subdivision, possible cosmetic updates needed.

Mid Range

$650K–$1.2M brings updated homes, lakefront access, or newer construction in premier subdivisions.

Luxury Tier

Above $1.2M you have access to estate-level properties, private pond-front lots, and custom homes throughout the township's most sought-after enclaves.

Brad’s Take

Bloomfield Township gives you Birmingham-area proximity and significantly more house for the money — larger lots, more square footage, and access to a broader range of property types than you'll find inside Birmingham proper. It's consistently one of my top recommendations for buyers who need space without sacrifice.
